Frequently asked questions.

Got Questions? We've Got Answers!

It's totally understandable to have questions when considering selling your home. Most people do! We've gathered some of the most common ones here, along with our straightforward answers. If anything is still unclear, please don't hesitate to give us a call or contact us—we'd love to chat!

Q: So, are you going to list my house on the MLS, or are you actually buying it yourselves?

A: That's a really important distinction! We're not real estate agents, so we won't be putting your house on the Multiple Listing Service. Instead, we're direct home buyers. We purchase homes in Florida that fit what we're looking for. After that, we might fix them up and sell them to another homeowner, or sometimes we even keep them as rental properties.

Q: Do you offer a good price for properties?

A: We're upfront about this: many of the homes we buy are purchased at a price below the current market value. This allows us to make a profit when we eventually resell. We're looking for a fair discount. However, what we've found is that many sellers aren't necessarily looking to hit a huge jackpot with their sale. Instead, they really appreciate the benefits we offer: a cash payment, a super-fast closing (no waiting around for bank financing!), and absolutely no need for you to spend time, effort, or money on repairs or agent commissions. If getting your house sold quickly and easily is your main goal, then let's talk and see if we can find a "win-win" price. And remember, our offer comes with no pressure—you're never obligated to accept it, but it's always good to know your options!

Q: How do you figure out what to offer for my house?

A: Another excellent question, and we believe in complete transparency! Our process is really simple and clear. We take a close look at your property's location, what repairs might be necessary, its current condition, and the sales values of comparable houses that have recently sold in your area. We also factor in how much house values have changed (especially over the last five years, where many areas are still recovering). We consider all these pieces of information to come up with an offer that's fair for us and fair for you too.

Q: Are there any fees or commissions when I work with you?

A: This is where we truly differ from traditional home sales. There are no fees or commissions when you sell your house to us. We'll make you an offer, and if it's a good fit, we'll buy your house—and we'll often cover the closing costs, too! No hassle, no hidden fees. We make our profit after we've paid for any necessary repairs and resold the house. We take on all the risk of reselling, and once we buy from you, the responsibility is ours. You simply walk away, free from the property and its payments, often with cash in hand.

Q: How are you different from a real estate agent?

A: Real estate agents list properties, hoping to find a buyer. This process can take anywhere from 6 to 12 months in many markets, and then they take a commission—typically 3-6% of the sale price. For example, on a $100,000 house, that's $3,000 to $6,000 in commissions. Agents offer a valuable service for those who can afford to wait and pay these fees.

We're different because we are not agents; we are direct home buyers. We don't list houses; we buy them ourselves with all cash. This means we can make a decision to buy your house within a few days, sometimes even the same day. Our business model involves taking the risk to buy your house with our own cash, make any needed repairs, and then market it ourselves to find a buyer—which is the challenging part in today's market.

Q: Is there any obligation when I submit my information?

A: Absolutely zero obligation. Once you provide us with some details about your property, we'll review everything, perhaps chat with you to learn more, and then present you with a fair, all-cash offer. From that point on, the decision to sell your house to us is 100% yours. We won't pressure or harass you; we'll simply let you decide what's best for you.
