Cash Home Buyers: How to Compare Offers and Spot Red Flags
If you search for cash home buyers, you'll find dozens of companies promising a fast, easy sale. Some are a great fit. Some aren't. This guide explains the different kinds of cash buyers, what to ask before you sign anything, and how to compare two offers by what you actually walk away with.

Step 1: Know Who You're Talking To
"Cash home buyer" covers a few different kinds of companies:
- Investors who renovate and resell. They buy houses that need work, fix them up and sell them.
- Investors who buy rentals. They keep the house and rent it out, so they look for homes that make sense as rentals.
- Large online home-buying programs. They usually want newer homes in good shape in certain cities.
- Companies that may assign the contract. They sign a contract with you and may pass it to another buyer who closes. This is common and legal in most states, but they should tell you upfront and it should be in your contract.
Knowing which one you're talking to tells you what kind of house they want and who will actually close.
Step 2: Ask These Questions Before You Sign
- Who is the title company or closing attorney? A real buyer uses a licensed, independent one, and you can call them yourself.
- Is there an earnest money deposit, and how much?
- How long is the inspection period, and can the price change after it?
- Who pays closing costs, title fees and any liens or back taxes?
- Will you close yourselves, or might you assign the contract to another buyer?
- Can I choose my closing date and leave things I don't want behind?
Get every answer in writing, in the contract, not just on the phone.
Step 3: Compare Offers by Your Net, Not the Headline Price
The higher number isn't always the better offer. An offer of $150,000 where you pay closing costs and the price can drop after inspection may leave you with less than an offer of $145,000 where the buyer covers costs and the price is firm.
Write both offers side by side: price, minus anything you'll pay at closing (fees, liens, past-due taxes, moving or cleanout), then note how firm the price is and how soon you can close. The offer you can count on, with the bigger net, usually wins.
Red Flags to Watch For
- They ask you to pay an upfront fee for an offer or an appraisal.
- They push you to sign today or won't let you read the contract with someone you trust.
- They won't name the title company or want to handle the money themselves.
- The contract lets them cancel for any reason for a long time while your house sits off the market.
- A very high offer by phone that drops sharply after a walkthrough with no clear reason.
If something feels off, slow down. A good buyer will still be there tomorrow.
How Local 411 Partners Works
We're a real estate investment company, not a brokerage. Tell us about the house and we'll make a no-obligation cash offer, explain how we got to the number, and put the terms in writing, including who pays which costs and whether we close ourselves or may assign the contract. A title company handles the closing. We buy houses as-is in most US states, and we've worked with 150 customers. Offers depend on the property, and if it doesn't make sense for you, you owe us nothing.
Common Questions
Are cash home buyers legitimate? Many are. Check that they use a licensed title company or closing attorney, that the contract spells out the price and terms, and that they never ask you for money upfront.
Will a cash buyer pay less than a listing? Often, yes, because the buyer takes on repairs, holding costs and resale risk. The trade-off is no repairs, no showings and a closing date you agree on. Compare your net in both cases before deciding.
Do I pay real estate commissions when I sell to a cash buyer? When you sell directly to a buyer without listing, there's usually no listing agent commission. Ask who pays closing costs and get it in writing.
